PAT Testing
Any portable appliance in a rental property such as kettles or fridges should undergo Portable Appliance Testing. Our engineers carry out inspections to ensure electrical safety for tenants and prevent faults and damage to your property.

It is the responsibility of the landlord to ensure that any electrical appliance they provide to a tenant as part of their tenancy agreement is kept in a safe and functioning condition. It is best practice for a qualified person to conduct a formal visual inspection of the electrical equipment and appliances providing an independent assessment for both landlord and tenant.

PAT Testing FAQs

PAT stands for Portable Appliance Test. It examines electrical appliances to ensure they are safe to use.

A PAT Test involves registered electricians visually inspecting each appliance, its lead and plug. They will also inject a test signal into the cable of Class I appliances like kettles, toasters and microwaves.

The cost of your PAT Test will depend on the number of items that need testing. Typically it costs around £1 per device, although some companies will charge per hour.

There is no official expiry date on a PAT Test, but regular retests are recommended.

Best practices recommend landlords get a PAT test every 12 months.

The time it takes to complete a PAT Test will depend on the number of articles that need to be tested. It usually takes around 2-5 minutes to test each device.
